Replacing Windows in an HOA Neighborhood: A Hill Country Guide
Updated: Oct 7
Many neighborhoods around Austin and the Hill Country have a homeowners association with an architectural review committee. If yours does, replacing windows usually needs approval before work starts. The process is simple when you know what to expect.
Why HOAs review window changes
Windows change how a house looks from the street: frame color, grid patterns, the shape of each opening and how the window opens. Architectural guidelines exist to keep a neighborhood's look consistent, so committees want to see what will change.
What is usually reviewed
Frame color, inside and out, and whether it matches the approved palette
Grids or divided lites, if the original windows had them
Window style, for example whether casement or tilt & turn windows can replace sliders
Opening size. Most replacements keep the same openings, which makes approval easier
Glass tint or reflectivity, since some Low-E coatings look slightly different from outside
What to include in your application
Manufacturer spec sheets for the window line
Color samples or photos of the exact finish
Drawings or photos showing which windows are being replaced
A short description of the scope: same openings, same or approved color
Read your HOA's design guidelines first. Many list pre-approved colors and styles, which can speed things up.
How long it takes
Review times vary by community, from days to several weeks depending on how often the committee meets. Submit early, ideally right after you receive your written quote, so approval does not hold up your project.
Historic districts are different
Some homes, including those in or near historic downtown areas like Boerne's, may also need city review for exterior changes. Check with your city before ordering.
